A local landlord called us recently needing an EICR across several of his rental properties. He spoke with my PA, we got the tenant contact details, booked directly with the tenants at times that worked for them, turned up as agreed, and got it done. While we were there we picked up a couple of minor issues and sorted them on the spot, which saved the landlord the cost and inconvenience of a second visit. That's how it should work.
I'm George, I run Eru Electrics Ltd, and I've been carrying out electrical inspections for 25 years. I'm NICEIC registered and a Which? Trusted Trader with over 200 verified reviews. If you're a landlord, letting agent, homeowner, or business owner needing an EICR in Gillingham, Maidstone, or Sittingbourne, here's exactly what you get with us and what the process looks like.
An Electrical Installation Condition Report is a thorough inspection and test of the fixed electrical installation in a property. It covers everything from the consumer unit to the sockets, lighting circuits, earthing, and bonding.
On the day, I work through three stages. First, functional testing of all sockets and lights. Second, dead testing to confirm continuity of the earth and the condition of the wiring throughout the installation. Third, live testing to verify everything is performing within safe limits. Once that's done I write up and issue the report.
If the report comes back unsatisfactory, I'll send you a quote for only the work that genuinely needs doing to bring it up to standard. If you accept that quote, we carry out the repairs and issue a new satisfactory certificate at no additional charge for the second report.
There's a well known pattern in this industry that's worth knowing about. Some companies advertise very cheap EICRs to win the job. Because they've priced it too low to be profitable, they rush the inspection and don't test thoroughly. Then they make up remedial work or inflate the cost of genuine repairs to recover the money they lost on the inspection fee.
We don't work that way. My inspection fee is fixed and fair, and it covers a proper, thorough test. Any remedial work I quote for will be work that genuinely needs doing, nothing more. I'm NICEIC registered, which means my work is independently assessed every year and I can't afford to cut corners.
We carry out EICRs in Gillingham, Maidstone, and Sittingbourne for landlords with single properties and large portfolios, letting agents who need a reliable contractor they can hand off the tenant coordination to, homebuyers who've been asked for a condition report before a purchase completes, and businesses with a legal duty to maintain their electrical installation.
For landlords and letting agents in particular, we can liaise directly with your tenants to arrange access. You hand over the contact details and we handle the booking, which is one less thing on your plate.
Pricing. No Surprises.
EICRs are priced at £180 to £750+VAT depending on the size of the property and the number of circuits. Every quote is fixed upfront. The price you're given before the job is the price on the invoice.
That includes the full inspection and testing on the day and the issue of the condition report. If remedial work is needed and you accept our quote for it, the follow-up satisfactory certificate is issued at no extra cost.
Call in to book. In most cases we can give you a quote straight away over the phone.
We book the appointment, directly with your tenant if you'd prefer.
On the day we carry out functional testing, dead testing, and live testing.
We issue the report. If the result is unsatisfactory, you'll receive a fixed price quote for the necessary repairs only.
Once those works are complete, we issue a new satisfactory certificate at no additional charge.
How much does an EICR cost?
Our EICRs are priced at £180 to £750+VAT depending on the size of the property and how many circuits need testing. I'll give you a fixed price over the phone in most cases, so you know exactly what you're paying before we book anything in.
How long does an EICR take?
Most domestic properties take a few hours. Larger properties or those with older wiring can take longer. The inspection, testing, and report are all completed within the same visit in the vast majority of cases.
Do you deal directly with tenants?
Yes. If you're a landlord or letting agent and you'd rather we handle the booking with your tenants directly, just pass us their contact details and we'll take it from there. That's something we do regularly and it keeps things straightforward for everyone.
What happens if the report is unsatisfactory?
I'll send you a written quote for the work that needs doing to bring the installation up to standard. That quote will only cover work that is genuinely required. If you accept it and we carry out the repairs, we issue a new satisfactory certificate as part of the same job, with no additional charge for the second report.
Is an EICR a legal requirement for landlords?
Since 2020, landlords in England are legally required to have a valid EICR in place for all rented properties. The report must be carried out by a qualified person and renewed at least every five years, or sooner if the previous report recommended it. As an NICEIC registered electrician I can carry out the inspection and provide the documentation your letting agent or council requires.
How do I know the remedial work you quote for is actually needed?
That's a fair question and one worth asking any electrician. I'm NICEIC registered, which means my work is independently assessed and I'm accountable to a professional body. I also have over 200 verified reviews across Google and Which? Trusted Trader. My business depends on giving landlords and homeowners honest reports, not on generating repair income from work that isn't necessary.
What areas do you cover?
I cover Gillingham, Maidstone, Sittingbourne, and the surrounding areas and Medway. Call me to check if I cover your postcode.
